1. The above-mentioned property has been shown to the Client (Tenant) by the Agent.

2. If the Client (Tenant) rents the same property (directly or indirectly) within 6 months from the date of showing, the Agent shall be entitled to 50% of one month's rent as commission from the Client (Tenant), and 50% commission from the Landlord.

3. If the same Landlord and Tenant renew their agreement, the Landlord shall pay 25% of the renewed rent (only for the first renewal) to the Agent, and the Tenant shall also pay 25% of the renewed rent (only for the first renewal).

4. The Client (Tenant) agrees not to bypass the Agent and must pay the agreed commission promptly.

5. The commission shall be payable on the day of advance payment, agreement signing, or registration, whichever occurs earlier.

6. In case of violation of this agreement by any party, the Agent reserves the right to initiate legal action. The violating party shall be liable to pay the full brokerage amount along with any legal costs incurred.
